A triple-net lease means the lessee assumes 100% of the operating responsibility and costs associated with the aircraft, while the owner provides the aircraft as a capital asset.

Under a Triple-Net Aircraft Lease, the Lessee is Responsible For:

-All Maintenance and repairs (Scheduled and unscheduled)

-Annual inspections, 100-hour inspections, and AD compliance

-Engine propeller, and component reserves

-Insurance (meeting owner-specified coverage requirements)

-Fuel, oil, consumables, and operating supplies

-Hangar or tie-down

-Avionics upkeep and database subscriptions

-Daily operational control and scheduling

Owner Responsibilities:

-Provide the aircraft in airworthy condition at lease commencement

-Retain ownership of the aircraft

-Maintain oversight rights to protect the asset

-Approve major maintenance events, modifications, and avionics upgrades

How Payments work:

-Lease rates are hourly-based with a monthly minimum to ensure consistent availability and predictable cash flow

-Monthly minimums are due regardless of utilization

-All operating expenses are paid directly by the lessee(not reimbursed)

Why Triple-Net Works:

This structure allows flight schools and operators to:

-Avoid large capital purchases

-Scale their fleet quickly

-Maintain full operational control

-Predict costs without ownership risk

Important Notes:

-Aircraft may not be sub-leased without written approval

-Maintenance must be performed by approved, properly certificated facilities

-All lease terms, rates, and minimums are defined in the formal Aircraft Lease Agreement
